What an office strip-out covers
- Partitions — plasterboard walls, glazed offices, operable walls.
- Ceilings — tenant ceiling grids and tiles, bulkheads.
- Joinery — reception desks, kitchenettes, storage walls.
- Floor coverings — carpet tiles, vinyl, raised floor where specified.
- Services — redundant data and power cabling, tenant lighting, supplementary air conditioning, comms rooms.
- Signage and fixtures.

Services first
Before anything is cut:
- Electrical isolated and made safe by a licensed electrician.
- Data identified — what is redundant and what stays.
- Mechanical — supplementary units disconnected, base building air handling protected.
- Fire services — sprinklers, detectors and EWIS coordinated with the building's fire contractor.
- Plumbing — kitchenettes and amenities capped by a licensed plumber.

Asbestos
Older Sydney office buildings may contain asbestos in ceiling spaces, floor tiles, service risers and plant rooms. The building's asbestos register is reviewed before work starts. Anything found in the scope is removed by a separately licensed asbestos removalist.
Waste and recycling
Office strip-outs generate highly recyclable waste — metal studs and ceiling grid, plasterboard, carpet tiles, cabling, glass, timber. Sorting on site reduces disposal cost and supports building sustainability reporting.

Questions people ask before they commit
How long does an office strip-out take?
It depends on the floor area, the density of the fit-out and the building's work-hour rules. A small suite can take a few days; a full commercial floor often takes one to three weeks, especially where noisy works and waste removal are restricted to after hours.
What is removed in an office strip-out?
Typically partitions and glazed offices, joinery and kitchenettes, suspended ceilings and tiles where required, floor coverings, redundant data and electrical cabling, lighting added by the tenant, signage and supplementary air conditioning — leaving base building services and finishes as the lease or next fit-out requires.
Do you work with the building manager?
Always. Towers have work permits, induction requirements, lift and dock bookings, hot works permits, fire system isolation procedures and hours for noisy work. These are arranged before a start date is set.
What about the data cabling?
Redundant cabling is removed from ceilings, risers and floor boxes as scoped. Cabling that the landlord or incoming tenant wants retained is identified and tagged beforehand.
