Many bathroom renovators prefer to arrive at an empty, clean room. Homeowners doing a staged renovation often want demolition done first. Either way, the job is the same: everything out, safely, leaving the right substrate for the next trade.
What comes out
- Wall and floor tiles.
- Screeds and mortar beds — often thick on older floors.
- Old membrane.
- Bath, shower base, screen, vanity, toilet and tapware.
- Wall linings where specified — back to studs.
- Ceiling linings where specified.

Before anything is removed
Asbestos check. Pre-1990 bathrooms are tested. Asbestos is removed by separately licensed asbestos removalists.
Water off and capped by a licensed plumber.
Electrical isolated by a licensed electrician.
Protection — floors, doorways and routes to the street.
Houses and apartments
Houses. Waste is barrowed to a skip in the driveway or on the street (with any required council permit).
Apartments. Strata approval is normally obtained by the owner first. Lift bookings, protection, restricted hours and bagged waste carried out. Concrete slabs are not cut or damaged — the owners corporation's structure and membrane boundaries are respected.
Handover
A clean room back to the agreed substrate — frame or slab — with services capped and waste gone, ready for the plumber, waterproofer and tiler.

How much does bathroom demolition cost in Sydney?
As a 2026 guide, stripping a typical house bathroom back to frame commonly costs $1,800 to $4,500 including waste removal. Apartments cost more when lift bookings, restricted hours and carrying waste out are involved. Asbestos removal, if needed, is priced separately.
How long does bathroom demolition take?
Usually one to two days for a standard bathroom. Thick mortar-bed tiles, concrete screeds and apartment access can extend it.
Can the demolition be done without damaging the next room?
Yes, with care. Wall tiles are removed without breaking through linings that are staying, doorways and floors outside the bathroom are protected, and dust is contained.
Do older bathrooms contain asbestos?
Bathrooms built or renovated before about 1990 can have asbestos cement sheeting behind tiles or in ceilings. It is tested before demolition and removed by a separately licensed asbestos removalist if present.
